Buyer Be Aware: The Ins & Outs of Final Walkthroughs

It typically takes around 30 - 45 days from offer acceptance to the closing table. A few days before closing, the buyer usually opts to do a “Final Walkthough” of the property.


The purpose of the Final Walkthrough is for the buyer to: 


  •  Verify that the property is in the same condition as it was at the time the offer was placed (e.g. no new damage has occurred, no substantial changes have been made to the property).

  •  Confirm that any visible repairs that the seller agreed to make have been completed (e.g. the inoperable garbage disposal is now functioning, the cracked window pane has been replaced).


Notes for Buyers on Final Walkthroughs:


  •  The property may not be free of personal property and furniture at the time of the walkthrough. Some sellers move their belongings on the morning of closing or the day before which may be after the walkthrough is completed.

  •  You may still need to proceed with closing if an issue is discovered. Post-closing repairs are not necessary in most circumstances, but agents have tools to ensure any post-closing remedies are clear and agreed-to in writing prior to closing. (NOTE: Closing does not relieve sellers of contractual agreements. Situations vary, so ask your agent.)

  •  If the sellers have removed their personal property, buyers may notice normal wear & tear that was not previously visible. For example, there may be small holes in the walls where artwork was removed or slight scuffs behind furniture. 





THE TAKEAWAY

The Final Walkthough (while it can be waived if the buyer chooses) is an important opportunity to check that the property is in the same condition as it was when the buyer placed the offer and that visible repairs the seller agreed to make have been made.
