Savvy Sellers Know: Access is Key

Most sellers focus on condition and price, and with good reason. But access (i.e. showing availability) is just as important. A well-priced, well-staged home can still miss strong offers if buyers can’t get in to see it.


The market moves quickly, and buyers often tour multiple homes within tight timeframes, especially those coming from out of town. Some only have a day or two and must group showings geographically to make their schedules work. If your home isn’t easy to access, it may not make the list.


Imagine this: a buyer travels in for a short trip hoping to find the right home. Their agent schedules showings across several areas, with your home last. All other showings are approved, but you decline the showing request. Since the buyers are leaving the next morning, your home gets skipped entirely even if it was the one they were most excited to see.


You never know who the right buyer will be, so missing even one buyer can mean more time on the market and potential price reductions. While it can be inconvenient for sellers with busy schedules, pets, and life’s daily demands, limiting access may unintentionally eliminate motivated buyers before they ever walk through the door.


When you list your home, availability is one of your most powerful tools. Price and condition matter, but access is key too.
